Following our conversations with residents over several years, we know about some of the issues that interest or concern you, and these are addressed below.
The main areas of open space located to the south of the commercial site will be retained as part of the former nursery site and managed by Landex.
Small areas of open space within the commercial scheme will become the responsibility of a dedicated management company currently being set up by Landex for Phase 2 and to be run by the company.
We hope to remain in dialogue with local residents throughout the construction phase and beyond, and are keen to talk to people about any concerns in relation to construction. We have a number of ways for reducing the impact of the building works which revolves around the all-important construction management plan which will be operative throughout the development period.

We have carried out a full flood risk assessment which asses how both existing homes and the commercial development will be affected by the proposed development and devised a surface water drainage strategy that integrates with what we did for Phase 1. Consequently, we will be incorporating a Sustainable Urban Drainage Systems (SUDS) and features which will add to the tranquillity of the development and prevent against future flooding.
There will be many native species planted to reflect the existing character of the local landscape – for example, oak, lime, field maple – in addition to hedges of blackthorn, hawthorn, holly, guelder rose, dog rose and buckthorn.

Our new development will provide parking spaces to an adopted standard according to the size of the café, shop and various business units. Electric Vehicle Charging points will also feature in the development. More than a standard level of provision for cycles is envisaged in the early, evolving design of the scheme.
Everything depends upon our Planning Application being approved but if it is, it’s likely that we will begin the development in late summer/early autumn 2021 with the construction of the café and shop being the first units in the programme.

The purpose of our consultation is to gain local feedback on our plans at an early stage as there is considerable scope for the plans to be amended before we submit a planning application. Having said that, the plans that you see on this website are for the development that we hope to build, based on market feedback and technical expertise to date. Local residents’ input can be influential in the evolving design of the scheme.
